Instead of making up numbers I will compare a deal we almost purchased in San Diego CA vs a deal we purchased in Cleveland, OH and break down the numbers.

San Diego property = $620, 000 (after closing costs and everything)
Market Rent = $2,600 monthly (after subtracting $400 in landlord expenses)
CAP Rate = 5% (Which means you make your money back yearly at 5% – After 20 years you will recoup your investment)
Cleveland property = $55,000 (after closing costs and everything)
Market Rent = $850 (after closing costs and everything)
CAP Rate = 18.5% (Which means you make your money back yearly at 18.5% – A little after 5 years you will recoup your investment)
